Overview: Caltha LLP was retained by this food product manufacturing company to conduct a Phase 1 ESA for a property they intended to acquire to expand operations near Madison, Wisconsin. The property was a former bulk fuel and agricultural chemical storage and distribution facility and had known past spills  and leaking tanks resulting in reportable releases of herbicides and pesticides. Caltha reviewed historical records of spills and cleanup actions and discussed past remediation with the Wisconsin Department of Agriculture project manager responsible for overseeing cleanup and site closure. It was determined that historical releases had been adequately addresses and were considered “Historical Recognized Environmental Conditions” (HREC) only, and no further site investigation was recommended. The prospective Buyer was able to complete the acquisition of the property.
